This is a full-time maintenance position.
In this role, you will be responsible for keeping handling tenant maintenance issues and preventative maintenance and unit turn over, as well as work hand in hand with property manager to keep supplies in stock, minimize vacancies, resolve tenant issues.
Our Apartment Maintenance is the front line for showcasing our great properties and assisting residents in a timely and courteous manner for any maintenance and custodial needs.
Position
Responsibilities:
First response to tenant maintenance requests Highly skilled with various hand and power tools Conducting routine inspections of premises and equipment Performing preventive maintenance Handling basic repairs and maintenance Overseeing contractors when professional repairs are necessary Diagnosing mechanical issues and correcting them Repairing machines, equipment, or structure as necessary Assist in Pest control- Rebait traps, apply pesticide and respond to tenant requests as needed Landscaping and Snow removal- Water grass and planters, Mow and weed, Shovel snow from sidewalks and salt ice.
Remove any trash Unit Turn over-cleaning, light maintenance, drywall patching and painting units upon turn Garbage removal- operate trash shoots and trash room, maintain clean trash area, coordinate large item pick of with tenants Minor Maintenance Repairs- unclog drains, replace light bulbs, replace batteries, fix closet doors, drywall patching and painting.
Minor plumbing and heating trouble shooting.
Minor electrical trouble shooting.
Caulking around windows, tubs and showers.
Preventive door and window maintenance(cleaning, lubrication, adjustments).
Assist with tenant lock outs.
Door hardware repair.
Replacing broken outlet covers.
Respond to tenant request timely.
Resetting a toilet.
Replacing plumbing fixtures.
Maintain organized building supply and cleaning storage Emergency Contact- Respond to tenant emergencies, coordinate work with 3rd party contractor, general building safety and security Maintain company customer service standards Follow through to ensure issue is completed to resident's satisfaction Eye for detail Professional presentation and attitude Required
Qualifications:
Previous maintenance experience Previous customer service experience Driver's License Ability to transport 50
pounds variable distances Basic Computer Skills, will be trained on Appfolio Management Software The selected candidate will be required to pass a criminal background check and drug screening Job Types:
