Role:
The Land Development Manager works cross-functionally with a diverse group of stakeholders, managing new land acquisition and development projects through various phases such as site feasibility and due-diligence, estimating, negotiations, engineering design, entitlements, permitting, construction and ultimately handing off to internal launch partners.
The ideal candidate must be comfortable with the ambiguity and complexity present during the land development lifecycle and is someone who approaches projects with a positive attitude and possesses the ability to improvise, adapt and overcome obstacles in a timely manner.
As the project owner during the development stages, the candidate must have the ability to lead and orchestrate effective communication and collaboration with both internal and external teams with varying levels of land development and construction experiences.
Individuals who have demonstrated the ability to be detail-oriented but big-picture thinkers and can collaborate with stakeholders to set up project specific strategies, schedules, budgets and resources in alignment with program goals will find this role both challenging and satisfying due to the team's bias for action and fast pace.
Ability to consistently manage stakeholder expectations with high level of organization and attention to detail.
Land Development managers are able to effectively communicate and work with landlords, developers, engineers, architects, real estate brokers, contractors, local, state and federal jurisdictions and others external team member from initial site review through handoff to the Launch team.
Responsibilities Develop and lead collaborative land development processes for multiple new store projects in assigned geographic areas Manage all day to day aspects of land development project management including site due-diligence studies, preliminary budget and schedule, engineering design, acquisition of entitlements and permitting, and construction oversight.
Collaborate with stakeholders on timely execution of site due-diligence studies such zoning code analysis, entitlements procedures, utility investigation, site survey, geotechnical investigations etc.
Evaluate due-diligence reports against program requirements and provide recommendations to leadership and stakeholders.
Work with technical and non-technical business owners/partners to overcome obstacles and deliver results.
Manage multiple projects and effectively influence, negotiate, and communicate with business partners including landlords, real estate managers, developers, construction managers, architects & engineers and store design team members.
Create construction estimates for capital requests, and other planning efforts.
Track project budgets from initial site evaluation to building shell delivery Collaborate with architects/engineers and manage the development and review of engineered drawing sets for entitlements and permitting.
Review and approve building plans.
Clarify drawings and document scope between developer site and shell drawings and tenant plans Responsible for approving, managing and tracking developer's site and building envelope delivery schedule Manage change orders, invoice review and approval Establish effective relationships along with an understanding of municipalities permit process and schedules Lead weekly meetings to keep all parties aligned on scope, schedule, permitting and budget.
Effectively facilitate and communicate during critical project milestones including handoffs between project team members Travel throughout North America approximately 20% of the time.
Estimated Salary: $20 to $28 per hour based on qualifications.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
