Asset Manager

Position Description Ensure that the assigned properties, primarily in Chicago IL, meet Jonathan Rose Companies' (JRCo) financial, social and environmental goals. Assist and review the property business plan based on the initial acquisition goals and updates the plan no less than annually to reflect property performance and market conditions. Review property financials with property management monthly and reports quarterly to investors and / or executive team. Advise property operations (internal or third-party property management company) on all aspects of the properties including annual budgeting, capital improvement planning, physical property conditions, leasing and marketing. The Asset Manager's overall purpose is to create value in the portfolio while providing a quality home for our residents. Traveling to properties and interaction with residents is required.
Responsibilities:
Property site visits to stabilized or under-construction properties in coordination with the Director of Asset Management and Construction Team, primarily in the Chicago, IL area. Visit Cleveland office monthly for collaboration and financial reporting. Coordinate with the various property operations between ownership needs and property management. Internally, this includes the Cleveland office groups from Accounting, Facilities, Marketing and Rose Community Capital. Also, the NY office groups of Sustainability, for continuous improvement to environmental performance and Communities of Opportunity initiative to encourage and support optimal social programming. Third party management coordination and building of relationships with residents. Attend meetings, provide support and present to Partners, CFO, Managing Director and Director of Asset Management and COO as needed. Assist with special projects as requested, including but not limited to working through HUD processes, researching partnership documents, real estate tax abatements, legal activities, year-end audits and tax returns, and insurance. Assist and provide financial oversight of the property with the JRCo Asset Management Analyst or third-party management company, including development of the initial business plans, provide guidance on operating budgets and 5-year capital expenditure plans to meet or exceed goals, monitor the monthly, quarterly and annual reporting process to assess performance against budget. Draft timely, detailed and accurate reporting by synthesizing relevant information and extracting data from several sources for both internal use and external investor reporting on a quarterly and annual basis. Analyze and distribute cash flow from the properties through the partnership waterfalls on an annual or semiannual need, including special distributions relating to capital events from asset sales, refinancings, or recapitalizations. Assist Director of Asset Management and other team members with corresponding and managing all investor inquiries, requests, and issues. Organize proper documentation, records maintenance, and accounting issues. Assist the Director of Asset Management, who leads the process of determining the strategy for refinancing or disposition of properties, with research, analysis, and successful completion. Requirements:
Bachelor's degree in accounting, finance, real estate or related field. Master's degree preferred. Minimum of 5 years of experience in the asset management of multifamily housing. Experienced in all types of affordable housing, with emphasis on Section 8 and Section 42 (LIHTC) properties. Strong financial acumen. Strong verbal and written communication, to include presenting to groups. Ability to build and maintain strong relationships with residents, as well as internal and external business partners. Proficient with the Microsoft suite. Ability to travel up to 50% of the time. Preferred requirements:
Experience with Yardi software. Experience with Asset Management of multifamily real-estate in the Chicago area. Experience in community redevelopment, outreach and relations. Holds a broker's license.
Salary Range:
$100K -- $150K
Minimum Qualification
InvestmentsEstimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
