The Client Accounting Associate is responsible for working directly with the Senior Property Accountants and Property Management teams for the KBS properties located in the Midwest.
It is the responsibility of the Client Accounting Associate not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but to focus on productivity and results while representing Transwestern in the highest professional manner.
The Client Accounting Associate provides accounting and clerical support to the property management and accounting teams.
It is also the responsibility of the Client Accounting Associate to deliver the Transwestern Experience when interacting and communicating with tenants, owners, vendors and fellow team members.
ESSENTIAL JOB FUNCTIONS Assist in lease administration activities including lease set up, administer lease changes, generate reports, etc as needed.
Promote and foster positive relationships with management team, tenants and owners.
Assist with monthly and quarterly management reports as well as annual budget preparation as needed.
Review tenant billings, additional billings and/or adjustments.
Review/enter cash receipt batches obtained from banking software daily.
Prepare weekly mail-out of vendor checks and remits.
Review vendor invoices and AP check remit addresses.
Review Aged Accounts Receivable listings for any adjustments, applying open credits to open charges, and ensure that cash receipts have been properly applied to each tenants' account.
Assist with monthly reporting.
Prepare/Review of weekly capital requests.
Weekly validation of capital funding wire receipt from client.
Upload Transwestern invoices into accounting software.
Process monthly posting of the Rent Roll after reviewed by client accounting team and Property Manager.
Process vendor setup verifications and add new vendors into the Client Accounting software.
Perform or assume additional client accounting duties as assigned.
Assist with the transition of new properties and disposition of existing properties as needed.
Support regional leadership on various projects as needed.
Additional duties or projects as assigned by Property Managers and Sr.
Client Accountants.
Review all tenant billings and adjustments according to information provided by the Property Manager (PM).
Submit Commercial Management (CM) batches for review and posting.
Review and post cash receipt batches entered by Client Accounting Associate.
Maintain property cash balances.
Review and approve all large accounts payable disbursement items (e.
g.
, Weekly A/P batches).
Submit weekly Open A/P report for weekly check-run processing.
Assist or prepare bank reconciliations each month for all bank accounts assigned.
Review or post the monthly posting of the Rent Roll by property management.
Ensure that changes from the prior month's Rent Roll are reasonable, e.
g.
, current month move-in's or moveout's, rent steps, etc.
Review aged delinquency report for any adjustments, credits that need to be applied to open charges, and ensure that cash receipts have been properly applied to each tenants' account.
Assist in review of prior year CAM, real estate tax escalation reconciliations and answering questions from Auditors as needed.
Prepare calculation for owner distribution based on owner requirements and time schedule.
Initiate monthly owner distribution as set forth in the Property Management Agreement.
Prepare monthly rent-up reports to send to the property manager for review.
Post rent-ups after the property manager sends approvals.
Make corrections/adjustments on tenant ledger as directed.
Calculate the monthly Management Fee and/or Incentive Management Fee due Transwestern, including all required documents for backup.
Maintain scanned copies of monthly financial reporting packages, bank statements and reconciliations.
Load all required documents into OneSpace.
Communicate effectively with clients, internal and external auditors, tax preparers and team members as required.
POSITION REQUIREMENTS:
A minimum of an Associates degree in Accounting, 4 year degree or in process.
General knowledge of financial terms and principles including knowledge of current accounting methods (cash and basic accruals).
May have the ability to apply generally accepted accounting principles (GAAP).
Demonstrate strong analytical capabilities with a high attention to detail.
Ability to handle multiple projects, changing priorities and time-sensitive, work load(s).
Ability to provide efficient, timely, reliable and courteous service to internal and external customers.
Ability to keep information and internal communications confidential.
Exhibit excellent verbal and written communication skills.

The check will bounce and the victim is left responsible.
