Vintage Graystone second floor unit on a quiet tree-lined street steps from Logan Blvd. Queer-friendly space, this is a sublet for my portion of the lease, a private room in a 3 bed 1 bath unit, with 2 other bedrooms currently occupied. Room is available ASAP, preferably Feb 1, but open to discussion and pro-rating rent for a mid-month move-in. Security deposit is 1 month's rent ($900), and if you and the other tenants agree, the lease is available to renew on September 1st 2024. Unattached garage in its entirety is available for extra $100 per month, and not on an individual lease. I use it currently for a single car and storage, but could easily fit 2 cars, if one of the remaining tenants would like to split with you. Room is large enough to comfortably accommodate a queen size bed (possibly king), dresser, and desk, with ample closet space. There are currently 2 cats and 1 small dog in the unit, so pets should be a discussion with the remaining tenants (and requires approval and small monthly fee from landlord, I believe $25/mo), but the pets currently there are generally quiet and friendly. Shared with other tenants are a front and back porch, and back yard with patio and basketball hoop. Central heat and air, fully updated kitchen with dishwasher and new ( 1 year) fridge, ample cabinet space, and washer / dryer in-unit (plus shared washer / dryer in basement, if needed). Refinished hardwood floors, vintage built-ins in dining room and front unit entryway. Tiled sunroom, standing shower stall (with ceiling rain shower; no tub), large living room and dining room, with plenty of room for shared furniture etc. Tenants responsible for gas, electric, and internet (variable month to month due to weather, but tends to be ~$100); landlord covers water and waste disposal. Landlord is excellent in the 5+ years I've been here, lives in the area, and is highly responsive to issues that may arise. Application fee with the landlord is $35, which I will cover.
